There is one title that relates to immovable property that you will purchase, and that is Turkish Republic of Northern Cyprus freehold, (we are after all in the Turkish Republic of Northern Cyprus (TRNC)). This title deed can be broken down into four subsections as follows;
Pre ’74 Foreign Title: This is land/property that was pre 1974 owned by a foreign (non Turkish Cypriot) national.
Pre ’74 Turkish Title: This is land/property that was pre 1974 owned by a Turkish Cypriot.
The North Cyprus Title Deeds in this case were given by the TRNC Government to the Turkish Cypriot refugees who escaped to the safety of the north after the 1974 war and who left all their possessions behind in the south.
The Government assessed the value of the refugee's forsaken assets in the south on a points basis. With the points granted, the refugees could take a relinquished Greek Cypriot house or land valued at the sum of the points awarded - this was in compensation for their lost property in the south.
Under the Annan Plan for the reunification of Cyprus, it was proposed that current owners of exchange land have their ownership declared internationally binding - but the Annan plan was never agreed by the South.
The White rocks resort site in Bafra is deemed as Exchange title land. Esedger Title (exchange title) is land that was originally owned by a Greek Cypriot prior to 1974, with title deeds which were issued by the North Cyprus government (Turkish Republic of Northern Cyprus (TRNC)) post 1974 to a Turkish Cypriot refugee from the south. The Turkish Cypriot refugee effectively swapped the land he owned in the south for the equivalent value of land in the North. The TRNC government is the guarantor of all the deeds at North side of the island.
Absolute Possession Document (Kesin Tasarruf Belgesi)
This is land owned by a Greek Cypriot prior to 1974 and abandoned by its owner. The land was re-possessed by the TRNC government and has been granted to Turks or Turkish Cypriots normally in recognition for services and on a points basis.

NOTE: All of the above land titles are considered safe to purchase.
